Universal appeal

6 September, 2019 by

Universal Homes are renowned for delivering a lot of house for your money. There’s no better example of that than at 85E Hobsonville Point Road, which deservedly picked up Gold in the 2019 Auckland Region House of the Year Awards, Gib Showhome category. This three-storey terrace house delivers over 220 square metres of modern, stylish and affordable living.

Not run of the mill

This Isthmus Group designed home is full of innovation and interest. To make the home more energy efficient LED lights have been installed throughout. To help save water, full reuse water tanks are tucked discreetly away on the property. To minimise maintenance, Marley Stratus Design Series® Typhoon® spouting and RP80® downpipes in Ironsand® were specified so rust damage is one less thing to worry about.

The generous sized, open plan living, dining and kitchen area takes up the first floor with large double-glazed sliders open onto a private balcony. Perfect for barbeques or working on your tan.

You’re sure to sleep easy

Because it’s a terrace house there’s one less wall exposed to the elements. And with the double glazing, excellent insulation and efficient in-built panel heaters, it’s so much easier to stay cosy all winter long.

As for the bedrooms and bathrooms, you’ll be spoilt for choice with 4 bedrooms and 4 toilets! The master and guest bedrooms come with luxurious ensuites, there is a generous bathroom for the family, and a guest toilet near the living area.

Relax and enjoy

This home is made for easy living. Little details like the automatic garage door, keyless entry and outdoor sensor lights all make you feel right at home, right away. And you can discover that for yourself because 85E Hobsonville Point Road is on show right now. Go to www.universalhomes.co.nz for details.

Best on show

2 Pinto Road in Pukekohe has brilliant street appeal. And that’s just one of the reasons it has been a much-admired Universal Homes Showhome and a winner in the Auckland House of the Year Awards 2019. It’s 130 square metres of carefully planned, thoroughly modern living space.

Forward thinking design

Avery Architects have designed this three-bedroom, two-bathroom home that will serve its new owners (and that may be you) well into the future. It’s energy efficient with double glazing throughout, excellent levels of insulation and it’s ready for high-speed fibre installation.

It makes quite an impression

Once through the bright orange front door (it’s keyless entry so you’ll never lock yourself out) you’ll be surprised by the amount of space.  The open plan living, dining and kitchen area is light, bright and roomy and is very much the hub of this family home.

The kitchen is very well equipped with a centre island, Westinghouse oven, induction cooktop, soft-close drawers, extractor fan, and stove splashback.

A well-protected investment

The secret to building a low maintenance home is to keep the weather out. And the materials specified for this home do exactly that. The roof is long-run Colorsteel®, the cladding is Linea® Weatherboard and the Marley Stratus Design Series® Typhoon® spouting and RP80® downpipes in Ironsand® are made from super tough uPVC.

Ironsand® was a great colour choice with the lighter grey cladding – it can be described as a warm dark grey. Ironsand® is very popular in New Zealand, and rightly so.

Marley Stratus Design Series® products come with a 15 year guarantee and are proudly made in New Zealand.

Outstanding in every way

No. 2 Killick Place is a very impressive, stand-alone family home in a brand-new development in North Shore, Auckland. It is currently a Universal Homes Showhome.

So impressive, in fact, that it was an award winner in the Auckland House of the Year 2019. If you love the beach or the bush, then this is the perfect location for you. Fabulous Long Bay Beach is a just a walk away and the Okura Scenic Reserve with it’s amazing birdlife.

Living room and then some

This is a home that doesn’t stint on space. The upstairs downstairs configuration means there’s heaps of room for a growing family: four generous bedrooms upstairs with a large family bathroom, and a massive ensuite off the master bedroom complete with its own walk-in wardrobe.

Downstairs, its open plan living on a grand scale. The lounge, dining and family areas are awash with natural light from the huge expanse of windows. All double glazed, of course. And centre stage is a wonderfully appointed kitchen with state-of-the-art appliances. Large sliding doors effortlessly let the outside in and give easy access to the patio and lawn.

Easycare from top to bottom

Isthmus Group Architects have designed this home for easy living. External cladding is a combination of low maintenance, vertical cedar and Linea weatherboards. The mono pitch roof features long run Colorsteel®. And the home’s crisp lines are highlighted by Marley’s Stratus Design Series® Typhoon® spouting and RP80® downpipe in black. Both of which are made from high quality uPVC which means it won’t rust – so important when you are close to the sea.

We really like the mix of light and dark tones for the exterior and the choice of the black spouting and downpipes to match the joinery works beautifully.

If you’re looking for inspiration, take a good look at No.2 Killick Place, Long Bay. It’s on show right now. See www.universalhomes.co.nz for opening hours.

Mooch Style’s St Albans Cottage

1 July, 2019 by

It’s amazing what a little imagination can do
And when you have lots of imagination, the sky’s the limit. When Shayden and Georgia found their little, 96 square metre cottage among the villas of St Albans, Christchurch, they could see its potential. Even though it had been battered and bruised by the earthquakes it stood out as a survivor. Armed initially with just cleaning and paint brushes, plus lots of energy and ideas, Shayden and Georgia gradually transformed the house into what it is today.

DIY is aok

As they didn’t have a big budget, they made do with heaps of can-do attitude and a creative eye for colour. Shayden and Georgia immediately went to work and made liberal use of Resene Black White throughout. This instantly added freshness and light to the interior. Then for contrast, they added strong coloured feature walls in their bedrooms and living area to create drama and interest.

They discovered ways to recycle what was already there. For instance, the old rimu skirting boards found a new life as shelving in the master bedroom and kitchen. Original features such as the oversized architraves were retained if they added to the character of the house, otherwise the look they were after was simple, elegant and contemporary.

Getting a bigger bang for a buck

The old kitchen was well past its use by date but rather than designing a new one from scratch Shayden and Georgia simply went to Placemakers. Their off-the- shelf kitchen delivers everything they wanted in terms of style and practicality yet saved them considerable money compared to a custom-made kitchen.

The old gem already had Marley Classic™ spouting and RP80® downpipes like many of the traditional style homes in the area. Shayden and Georgia were happy about this as it suited the house perfectly, and it was made of uPVC, which meant it would still have many years left of life, and they were able to repair any damaged portions themselves. Whether repairing, or replacing, Marley uPVC spouting is easy to handle, easy to cut, and simply glues together.

Early adopters

Shayden and Georgia have also installed Marley Twist®, a compact rainwater diverter that turns your downpipe into a free source of water for watering the garden, topping up the pool, general cleaning or emergency use.

Twist® can be easily installed on existing or new RP80® uPVC downpipes and can quick connect to a collection tank via any standard garden hose fitting. A simple “twist” on-off control lets you access rainwater from your downpipe as and when you need it. Twist is designed to connect a single downpipe to a small collection tank of up to 1,000 litres.

It’s a work in progress

What Shayden and Georgia have done in just 6 months is truly impressive, but there’s still a way to go. All the new lawns and planting on the 680 square metre section need time to bed in and mature. There’s a new bathroom in the planning stages, and who knows what’s in store for the backyard. To keep an eye on their progress you can check Mooch Style out online anytime: Facebook or Instagram.

Luxury life on the canal at Marsden Cove

1 July, 2019 by

Watching the sun rise over the canal, early birds Craig and Sue Roulston are delighted with their new retirement sanctuary at Marsden Cove. With a private jetty on calm waters leading to the Whangarei Harbour, it is simply the perfect setting for their brand-new home.

The north-east facing, two-storey property’s deluxe features required superb teamwork and seamless communication to ensure a successful end result.

“There was an incredible amount of steel and glass and a lot of work in the build,” says Craig Cogan of Craig Cogan Builders, who has constructed seven other properties in the Northland development. “Cantilevered decks off the front, plus louvre screens off the decks, down the side, and over the entrance, required a lot of thought and careful construction to bring it all together.”

Keeping to a ‘luxurious and low-maintenance’ brief, the homeowners, Craig and Sue, went with Trespa® Meteon® for the exterior, a high impact cladding seldom used in New Zealand residential builds. With panels cured using an Electron Beam Curing (EBC) technology, they are resistant to weather and light and give a strong, highly stable but decorative panel.

The Marley Stratus Design Series® Stormcloud® spouting and RP80® downpipes in black blend in so well, they can hardly be seen! But they are still the perfect products to use with the house being so close to a salt water way. With a 15 year guarantee Craig and Sue have peace of mind – it will definitely not rust!

Craig and Sue agree that an abundance of insulation, double glazing, and the layout of the interior, all helped to create a superbly sustainable home.

“In winter, the atrium over the dining area allows the heat from downstairs to flow upward and warm the whole house. In summer we open up the whole front of the house – all the ranch sliders – and barbecue out there. It is glorious.”

Thanks to Craig Cogan Builders and NZ Certified Builders for this content.

Kinloch House Fulfils its Potential (and then some)

17 May, 2019 by

Believe it or not, but the magnificent site that Kinloch House is built upon was literally a hole in the ground. The site was used as a catchment area to prevent sediment washing down into the town below while the surrounding subdivision was being developed.

Fortunately, Malcolm Taylor of Xsite Architects could see the huge potential that the site offered; stunning views of Lake Taupo in the distance and the beautifully landscaped Kinloch Golf Course in the foreground, with the added advantage of never being able to be built out.

So once the hole was filled the building rapidly took shape. The architects used Metalcraft’s prefabricated insulation panels which are extremely easy and quick to erect on site in one piece. The roof was installed in just two days! These Expanded Polystyrene Sandwich (EPS) panels are often used in large warehouse buildings to provide cool storage for fresh produce and the like but rarely are they used in residential housing.

The EPS panels provided quite spectacular levels of insulation, the walls have twice the insulation value found in most new builds, and the roof has three times the R value of a standard roof. All of which means the Kinloch House stays incredibly cosy and comfortable all year round.

Low cost build, high quality fitout

This Kinloch home doesn’t look anything like a budget conscious build. But by using prefabricated panels normally featured in industrial buildings, savings in construction time and money were achieved.

The industrial feel was softened in the interior by using prefinished plywood on the walls, a neutral colour palette and elegant polished concrete floors.

However, the industrial look of the exterior cladding is accentuated by the choice of Marley Magnum® Commercial spouting and downpipes. The large round profile and generous 110mm round downpipes can cope with whatever weather comes its way. And the external brackets, as well as looking the part, make for easy removal of any leaf debris that may collect.

The innovative use of industrial products on this Kinloch home could provide a very attractive solution to New Zealand’s high building costs. In the meantime it has delivered a luxurious and extremely comfortable home to its very happy owners at a very cost effective price.
